The trade, stated plainly

We don't charge a cleaning fee. What we ask in return is that you leave the house in good order — which, on inspection, turns out to mean five small things and about ten minutes. We have said the same sentence to every departing group for three years: because we don't charge a cleaning fee, we ask you to be mindful of leaving the villa as you found it.

It works. It keeps a real number off your invoice, and it means the cleaning team walks into a house that hasn't been abandoned.

The entire checkout list

This is not an abridged version. This is the list.

  1. Load the dishwashers and start them.
  2. Keys in the wooden box, and one key back in the lockbox.
  3. Close the windows and doors.
  4. Bins to the container at the end of the street.
  5. Close the pool cover.

What we'd rather you didn't do

Groups offer, constantly, and we keep saying no: don't strip the beds, don't wash the towels, don't clean. That is what the turnover is for, and a stripped bed doesn't save the team a minute. Every so often a group cleans the whole house anyway despite being told twice. One guest walked it in white socks on the way out to prove a point, and reported that the socks stayed white.

And when something does go wrong

Occasionally it does. A duvet cover that won't come clean, a carpet that needs specialist treatment. When it happens we message you, send the photographs, and tell you what it costs to put right. It has never yet turned into a dispute, and the amounts have been the kind you would expect for a duvet cover, not the kind that make a deposit disappear.

That is the whole system: no standing fee, a short list, honest conversation if something breaks. If you are comparing us against a villa quoting a headline nightly rate, the cleaning fee is the line worth checking — on a house of this size it is rarely small.

— The short version —
  • No cleaning fee, ever.
  • Five things at checkout: dishwashers on, keys away, windows shut, bins out, pool cover closed.
  • Don't strip beds, wash towels, or clean — we genuinely don't want you to.
  • Damage is handled by message and photograph, not by silent deduction.
