Why five o'clock, and not earlier

Because a full turnover of this house takes seven to fourteen cleaning hours, and the number depends entirely on the group that just left. Nine bedrooms, two kitchens, two sets of laundry, every bed stripped and remade, every towel washed and dried on site. When a large group checks out at ten in the morning and another large group arrives the same afternoon, the team is working the entire gap with nothing spare in it.

We could publish an earlier time and hope. Plenty of places do. What happens then is that you plan your morning around a promise we cannot keep, and the day starts with an apology. So the published time is 17:00, and it has been 17:00 for years.

If you have read a different time somewhere — an old listing, a cached page, a forwarded email from years ago — 17:00 is the correct one. Check-out is 10:00.

What we offer instead: the bag drop

You do not have to carry your luggage around Lisbon. Most groups drop bags at the villa entrance, typically between 11:00 and 13:00, and go and enjoy the day unencumbered. Tell us your flight and we will arrange it with the cleaning team and confirm the window.

One rule, and we are strict about it because the team is working: bags come to the door, nobody comes inside. It is not standoffishness. A group walking through a half-finished turnover costs the cleaners an hour they do not have, and that hour comes out of your check-in.

When early check-in does happen

Sometimes it does, and it depends on one thing: how big the group leaving that morning was. After a small group, we have opened the house at 13:00, 14:00, 14:30, 15:00, 15:30 and 16:00. After a large one, it is five o'clock and we will tell you so honestly in advance rather than let you hope.

What we will not do is promise it at booking. What we will do is message you during the day, as soon as the team knows, so you are not sitting somewhere refreshing your phone.

How to spend the gap

The thing most groups do, and the thing we would tell a friend to do: drop the bags, then take the five-minute ride down to the Costa da Caparica walkway. Lunch at a beach restaurant, feet in the Atlantic, an unhurried couple of hours. You arrive at the house fed, salty and already on holiday, instead of arriving tired and immediately hunting for a supermarket.

If it is raining, central Lisbon is fifteen minutes away and the Time Out Market handles a large group better than any restaurant will at short notice.
