The numbers that decide it

• Beds, exactly: 4 king · 2 queen · 3 double · 1 single · 5 sofa beds — 15 in all, across nine bedrooms. The room-by-room plan, and whether your particular group divides into it, is on Will we fit? — we send a floor plan with names on it before you pay anything.
• Four bathrooms. We say it early because it is the number groups discover late. For 10–20 guests it works with light choreography; for a group that wants an ensuite each, a hotel serves you better and we say so honestly here.
• The sweet spot is 10–20. The house takes up to 28, and multi-family weeks at that size happen every summer — but 10–20 is where it feels made for you rather than managed by you.
• Distances, measured: 20 minutes from Lisbon airport · 7 minutes from the beach · 10 minutes from the 25 de Abril bridge into the city. Arrival logistics here — late flights stay a nuisance instead of a problem.
• Heated pool, gated — the heating runs in winter, which is what makes November-to-March weeks genuinely work.

Who books it

The reviews — 4.97 across 145 stays, quoted verbatim — are mostly groups of ten to sixteen who mention the same three things: space to be together, space to escape each other, and how close the beach is.
