The numbers that decide it
- Beds, exactly: 4 king · 2 queen · 3 double · 1 single · 5 sofa beds — 15 in all, across nine bedrooms. The room-by-room plan, and whether your particular group divides into it, is on Will we fit? — we send a floor plan with names on it before you pay anything.
- Four bathrooms. We say it early because it is the number groups discover late. For 10–20 guests it works with light choreography; for a group that wants an ensuite each, a hotel serves you better and we say so honestly here.
- The sweet spot is 10–20. The house takes up to 28, and multi-family weeks at that size happen every summer — but 10–20 is where it feels made for you rather than managed by you.
- Distances, measured: 20 minutes from Lisbon airport · 7 minutes from the beach · 10 minutes from the 25 de Abril bridge into the city. Arrival logistics here — late flights stay a nuisance instead of a problem.
- Heated pool, gated — the heating runs in winter, which is what makes November-to-March weeks genuinely work.

Four years of bookings say: milestone birthdays and reunions, multi-family summer weeks, team offsites and hosted retreats.
